Websites for holiday lets and accommodation
Every booking taken direct is a booking you keep the commission on.
Accommodation is the sector where the website most often is the entire business. A guest searches, browses, checks dates and books without speaking to anybody, and the quality of that journey decides whether they book at all.
The commercial prize is direct booking. A guest who books through a platform costs fifteen per cent or more of every stay, and the main reason people use platforms rather than your own site is that your own site is harder to use.
What your customers want answered
- Is it available on my dates, without me having to ask
- What does it actually cost, all in, including cleaning and fees
- What is the cancellation policy
- Can I bring a dog, a baby, six people
- Where exactly is it, and what is nearby
Live availability or nothingA calendar that is out of date is worse than no calendar, because the enquiry that follows wastes both parties' time. If availability cannot be live, say when it was last checked.
Hiding the total price
Guests compare against platforms that show a final figure. A nightly rate with cleaning and fees revealed later reads as a trick and sends people back to the platform you were trying to avoid.

Tell me about your business.
One message is enough to start. I’ll read it and reply myself, usually with a couple of questions and a clear price.
