Pricing

£249.99 to build.One monthly amount.

£249.99 to design and build it, then from £50 a month to host, maintain and update it.

Three plans, sized to the business rather than to the website. Every project receives a written scope before work begins, the build price is fixed, and no additional work is charged without approval.

The build
£249.99, one fixed price against a scope agreed in writing. You see the site before it goes live.
The monthly
Part of every plan, for as long as the site is live. Billed at the end of each calendar month, for the month just gone, so the first payment is taken a month after launch and nothing is paid up front.
Term
There is no minimum term. The monthly rolls month to month and you can stop at the end of any month.

Three plans

The website is the same standard on all three. What changes is how much of it there is and how much looking after it needs.

Scroll the table sideways to compare all three.

Every plan

In, out, and what you bring.

A price only means something if the edges are stated, so here are all three edges on one screen.

Included in every plan

  • Responsive mobile, tablet and desktop design
  • Service pages and area pages written around what your customers search for
  • Navigation and footer
  • Enquiry form that sends to your email, tested before launch
  • Tap-to-call phone number and WhatsApp button on every page
  • Social-media links
  • Google Maps embed where appropriate
  • Page titles, meta descriptions and structured data
  • Sitemap, robots and Google Search Console setup
  • Social-sharing metadata
  • Basic accessibility and performance checks
  • Two domains bought for you and registered in your name: the .com and the .co.uk
  • Hosting and a secure certificate
  • One consolidated revision round before launch
  • Changes, updates and support every month after launch

A page allowance does not mean that many unique designs. Each plan uses a small set of reusable layouts, with your content in them.

Not included

  • Bespoke photography
  • Brand strategy
  • Bespoke logo design
  • Custom databases and bespoke software
  • Complex animation
  • Multilingual functionality
  • Large content migrations
  • Unlimited revisions before launch
  • Paid third-party subscriptions

Most of these are available. They are priced in the add-ons rather than hidden in the monthly.

You supply

  • What the business does and where it works, in your own words
  • Logo, if you have one
  • Brand colours, where available
  • Photographs of your work, even phone photographs
  • Contact details
  • Legal and policy information
  • Account access needed for launch
  • Feedback in one organised list

Content delays are the most common cause of a later launch.

Extra work is always agreed with you before any additional charge is incurred. If a Sole Trader brief turns out to need a booking system or anything people sign into, we will say so before launch rather than after, and the Bigger Website plan is where it goes.

The honest answer

Four costs that are not in the monthly.

A low price is only reassuring once you know what has been taken out of it. Nothing here has been taken out of the website.

Premises and payroll. I work from home, which takes premises, payroll and sales commission out of the sum in one go.

A sales team. You are reading the price instead of booking a call to be told it. Nobody earns a commission on your project.

A project manager. I do the design and the build myself, so a project manager would have nobody to coordinate, and the fortnight of discovery workshops never happens.

A blank page. Layouts, navigation and enquiry flows that already work on live sites get used again, which takes days out of a build. The words are written fresh every time.

The longer version — including where being one person will let you down — is on the about page. Checked market prices for builders, freelancers and agencies are in the UK website cost guide.

After launch

What the monthly covers, every month.

Keeps the site current after launch: content changes, updates and the technical upkeep that stops a good website quietly going stale. Hosting, the certificate and the domains are in the monthly. Paid third-party tools stay separate unless a written scope includes them.

How the monthly works

  • Billing. Part of every plan, for as long as the site is live. Billed at the end of each calendar month, for the month just gone, so the first payment is taken a month after launch and nothing is paid up front.
  • Changes are the everyday kind: new prices, new photographs, a new service page, a change of opening hours. A whole new section or a redesign is agreed first.
  • Response priority does not guarantee an instant resolution.
  • Paid third-party costs, such as a booking tool or an email provider, are separate.
  • There is no minimum term on any plan. Stop at the end of any month.
  • Recommend someone, you both get a month free. If a business you recommend goes live with us, you get a month free and so do they. There is no limit and no form to fill in: just tell them to mention your name.

Apps, portals and notifications

When a website needs to do more.

Add a mobile-friendly portal, installable web app or automated customer notifications to an existing website. Every system is scoped around the required users, data, integrations and messages before development begins.

These services can be added to a new Website Builds project, or quoted for a suitable existing website.

Email, text and push notifications

Keep customers and staff informed automatically after enquiries, bookings, purchases or status changes. Setup prices cover the agreed workflow; message-provider and usage charges remain separate.

Service messages confirm or update something the customer asked for. Marketing messages promote something, and require appropriate permission, preference controls and unsubscribe or opt-out handling. Buying a setup package does not by itself make a business legally compliant.

Notification care

Notification Care

£39/month

Monthly service

Keeps a configured notification workflow healthy.

  • Monthly delivery-configuration check
  • Provider connection check
  • One template wording change
  • Up to 20 minutes of minor notification changes
  • Basic failure-log review
  • Monthly summary when action is needed
Choose Notification Care

How notification care works alongside website care

  • Website maintenance already includes some notification help: the monthly care covers a notification endpoint check where notifications are configured, alongside the rest of the monthly upkeep.
  • Allowances are not combined. Most clients choose either the website-care allowance or a dedicated notification plan, depending on how much messaging they actually run.
  • Unused allowance does not roll over, and larger development work is quoted separately.
  • Third-party provider charges remain separate, and priority support does not mean instant resolution.
  • A care plan cannot guarantee delivery by third-party email, SMS or push networks.

About message providers

  • Clients normally create and own their provider accounts, and pay message usage and subscriptions directly.
  • Website Builds charges for setup, development and management — never for your message usage.
  • Email, SMS and push usage is never sold as unlimited. Provider prices can change, and unusually high sending volumes need a separate quote.
  • A budget or usage limit should be configured wherever the provider supports one.
  • No provider credentials should be sent through ordinary email or the website contact form.

There is no single default provider. The right one depends on your existing website architecture, expected volume, countries served, transactional versus marketing use, reporting needs, available integrations and budget.

Consent, privacy and responsibility

Notification workflows are configured around the agreed service. Clients remain responsible for approving their message content, audience, lawful basis and business policies. Professional legal advice may be required.

Every notification project considers transactional versus marketing purpose, opt-in and opt-out handling, suppression of opted-out contacts, minimised personal data, delivery-log retention, access control, account ownership, provider privacy terms and international data processing. Passwords, account details, confidential project data, medical details and financial information are never placed in an SMS or push preview.

Google visibility

Get pages in front of Google sooner.

New pages are sometimes slow to be discovered. These services reduce the delay caused by waiting for natural discovery — they do not, and cannot, control Google. They are for sites we did not build; every website plan already includes the Search Console work.

Rapid Google Crawl Submission

From £10 per page

We perform basic technical checks and submit a live page to Google through the appropriate Search Console tools within five minutes of receiving everything required.

The submission is completed within five minutes. Google controls whether and when a page is crawled or indexed, so indexing time and inclusion cannot be guaranteed.

Payment

Simple stages.

How it runs

  1. Before the build. You get a written scope: which plan, what the site will contain, and what I need from you.
  2. Build payment. The £249.99 build is paid once you accept the scope. You see the site on a private preview link and get one consolidated round of changes.
  3. At launch. The monthly Direct Debit is set up on GoCardless, first collected at the end of the first month the site is live.
  4. Every month after. Billed in arrears for the month just gone. No minimum term.

Terms that apply either way

  • Work begins once the written scope is accepted and your content is with me.
  • The build is paid once, before work starts. Nothing else is charged without your approval.
  • Third-party fees are paid directly by you unless agreed otherwise.
  • Additions outside the written scope require your approval.
  • No extra charge is added without agreement.
  • Website Builds is not currently VAT registered, so VAT is not currently added.

Questions

Before you get in touch.

Grouped, so you can find your own question rather than read all of them.

Money and terms

What does the build cost?

£249.99, one fixed price for a Sole Trader or Small Business site, agreed in writing before anything is paid. A Bigger Website with a shop or bookings is scoped first and the build price is confirmed in that scope.

Is there a minimum term?

No. The monthly rolls month to month and you can stop at the end of any month.

When do I pay?

The £249.99 build is paid once you have accepted your written scope, before work starts. The monthly starts once the site is live and is billed in arrears, at the end of each month for the month just gone.

Are hosting and domain costs included?

Yes. Hosting, a secure certificate and two domains bought in your name are part of every plan. Paid third-party tools such as a booking system, an email provider or an app subscription are separate and paid directly by you, unless a written scope says otherwise.

Is VAT included?

Website Builds is not currently VAT registered, so VAT is not currently added to these prices.

What if I want to leave?

You can stop at the end of any month. The domains are registered in your name, so you keep them, and the content is yours.

Scope and content

What counts as one page?

One page is one URL with its own content — a home page, a service page, an area page or a contact page. A page built from an existing layout still counts as a page.

Are all 100 pages individually designed?

No, and that is what keeps the monthly where it is. Each plan uses a small set of reusable layouts, and your pages use those layouts with your own content in them. Individually designed pages are available as an add-on at £150 per custom layout.

What do I need to provide?

What the business does and where it works, your logo if you have one, brand colours where you have them, photographs of your work, contact details, legal and policy information, any account access needed for launch, and your feedback gathered into one organised list.

Can you write the content?

The service and area pages are written from what you tell me about the business, and that is part of every plan. Full copywriting for something like a long about page or a set of guides starts at £150 per page.

Can I add features later?

Yes. Add-ons are priced below, and anything outside a written scope is quoted and agreed before it is charged. Moving from one plan to the next is a conversation, not a rebuild.

Delivery and Google

How quickly can the website launch?

A Sole Trader or Small Business site usually launches one to two weeks after your content is with me. A Bigger Website with a shop or a booking system is typically six to eight weeks, and a Mobile & Web App six to twelve depending on scope. Content delays are the most common cause of a later launch.

Can you guarantee Google indexing?

No. We can complete a submission quickly — within five minutes of receiving everything required for Rapid Google Crawl Submission. Google alone controls whether and when a page is crawled or indexed, so indexing, inclusion and rankings cannot be guaranteed by anyone.

What is the free Google visibility check?

Tell me your trade and your town and I will check where your business shows up on Google today, look at who sits above you, and send it back in plain words within two working days. It costs nothing, whether or not you go ahead.

Apps and notifications

Is an installable website app the same as an App Store app?

No. It is a web application designed to be installed from a supported browser and opened in an app-style window. Native App Store and Google Play development is separately scoped as a cross-platform mobile app.

Are SMS messages included in the setup price?

No. Setup and development are charged by Website Builds. Provider subscriptions, phone numbers and message usage are separate and paid directly by you.

Can you guarantee every text, email or push notification is delivered?

No. Website Builds can configure and test the workflow, but final delivery also depends on the recipient details, provider, carrier, device, spam filtering and user settings.

Can I send marketing texts and emails?

Marketing workflows can be implemented only with suitable permission, audience controls and opt-out handling. You remain responsible for approving the campaign and obtaining any required professional advice.

Can customers manage their notification preferences?

Yes. A preference centre can be added where the project requires it, priced from £249.

Can an admin panel work on a phone?

Yes. Mobile Admin Panels are responsive web applications designed for phones, tablets and desktop browsers. Native-device features require separate scoping.
