Demolition is one of the most heavily regulated things a construction client can buy, and the person appointing you knows that any failure lands on them as well. They are assessing risk before they assess price.
The work also has a public face that most trades do not: neighbours, highways, dust, noise and a structure coming down in view of people who did not choose it. A client wants to know you will handle that without it becoming their problem.
